		<description>Cresskill, New Jersey

The last remaining  plot in a recent development of outsized mansions of various styles presented a formidable challenge. Nominally a blank slate, the situation was loaded. Although the surrounding houses exhibited stylistic allegiances, it was clear that a random choice from a limited range of options, for example “French Chateaux” or “Tuscan Villa”, would be a sound strategy to continue the development pattern. Taking an alternative approach, the architect and client agreed to put questions of outward style aside in order to forge a solution from the inside out, with an emphasis on the quality of day to day family experience. With that priority, a scheme emerged organically to enlist as much territory as possible for family use. A mixture of interior rooms and outdoor courtyard spaces replaces the concept of suburban house and yard.

The outward form of the building, especially as experienced from the street, engages in a positive visual dialog with its neighbors. While unapologetically different from its neighbors, the form of the house engages with its context by contrast and juxtaposition, adding diversity to an otherwise homogeneous suburban neighborhood. A walled compound within a gated community, the house presents the street with a welcoming hint of another world and other possibilities for domestic living.

Sustainability was approached by placing a strong emphasis on minimizing energy use, factoring projected long term energy needs as well as latent energy embedded in materials and the construction process itself.  Decisions starting at the conceptual stages were informed by an understanding of the quantifiable effectiveness Passive House strategies.  Solar orientation combined with rigorous design and detailing of the building envelope minimizes energy loss and maximizes material longevity.  A high performance mechanical system designed integrally with Passive House strategies provide a comfortable, healthy and extremely energy efficient environment

		<description>Energy sources are getting harder to tap and costs are rising unpredictably. A deep well of knowledge exists to construct comfortable, healthy and energy efficient buildings and we advise this for reasons of long term operational cost as well as comfort. We are steadfast in our architectural practices of pragmatic response and this is true in sustainability; pragmatic response not dogmatic response. Our office is trained in contemporary practices, namely LEED and Passive House and we use this knowledge base as a toolbox to apply relevant ideas where they matter most. Our design process looks at the project across the spectrum of scales from site strategy to construction detailing and in each case tries to find the common sense approach.

For new construction we look at energy source, site strategy, material choices and mechanical strategies. For renovation work we look to see if improvements can be made without unrealistic invasive work. LEED informs our work in describing a broad scope of areas to help improve a projects embodied energy and how it relates to social context. Passive House principles inform our construction as a highly tuned combination of analytic tools and building practices with the sole goal of reducing energy use down to a fraction of the norm. Our experience in these schools of thought gives us powerful tools that are folded into our design process automatically; it’s where the tested theory becomes the pragmatic response.

The Montauk Observatory is a non-profit (501.3c) organization that has been established with private funding to construct, maintain, and operate a research-grade astronomical observatory on the East End of Long Island.

The mission of this facility is to foster public interest in science by providing a fully operational remote access observatory that will allow professional and amateur astronomers across Long Island to access the dark skies of Montauk for both research and educational needs.

Once constructed, this facility will service the community by providing educational events in the form of public lectures by featured scientists and authors as well as by holding regularly scheduled public observing nights during which members of the community will have access to the primary telescope as well as open-air telescopes. 

The east end of Long Island has some of the darkest night skies on the Northeast corridor. Surrounded by the sea, endowed with vast open space preserves, and now protected by the East Hampton Town's "Dark Sky Initiative", this area provides an excellent setting for astronomical research on Long Island. The Montauk Observatory will allow students and community members across Long Island and New York State the ability to access the dark skies through state of the art internet technology.

At present the Montauk Observatory is planned to be housed at Montauk's Historic Third House site. Third House, recently designated the first "Dark Sky" park in Suffolk County is consistently utilized by amatuer and professional astronomers as an optimum area for educational astronomical lectures. This site recently opened an environmental center in Montauk to study wetlands, erosion, and the natural environment. The observatory will add the universe to the educational programs offered at Third House.
